For buyers, mortgages are far more difficult to obtain and there is significantly less cash around for deposits. Banks are still charging between 3% and 6% for mortgages dependent upon the Loan to Value (LTV), making mortgages that are affordable expensive.

At Green Shoots Properties we have a number of schemes that overcome these problems. Two of those schemes are described below and both allow you to build up a deposit over time and establish a good credit history. This will then give you the opportunity to go to the market should you wish to and/or move and buy in the conventional way.


   
Our Rent2own scheme starts with an agreed amount to get started, this shows your commitment to buy your new home and is agreed based on your circumstances and the property. You will then pay Super-rent. This will be be your rent plus an additional monthly payment. Every month a the additional portion of your Super-rent goes towards the purchase of your new home, usually about 25%. When you come to buy the property in the future, all the monies you’ve paid will go towards your deposit and you will almost certainly buy the property below the market value at the time. This will ensure you have more than the required deposit and thus some decent equity in the property getting you an even better rate. You will then have taken your first step and be well and truly on the property ladder.

Our No Bank Finance scheme offers you the necessary finance for purchasing the property. Again, we work with you and provide an individual solution that perfectly fits your needs. We agree a deposit, from between 3% and 50% and affordable monthly payments. This provides a
